Join Southern Housing to deliver Clerk of Works services across our Capital Investment programmes. You will play a pivotal role in quality control, health and safety, and contract compliance, ensuring our contractors deliver high-standard homes and communal spaces.

As Clerk of Works, you will inspect construction work at every stage to ensure that contractors and subcontractors adhere strictly to contract documentation and deliver work of a consistently high quality in a safe manner. You will own the quality assurance and handover process for completed works as allocated by the Quality Project Manager, collaborating closely with Project Managers and other delivery leads to review specifications, plans and TAC/JCT contract documents against the Group’s Design Brief and Employers’ Requirements, highlighting any areas of concern and ensuring alignment across the business.

As technical challenges arise on site, you will use your delegated authority to diagnose issues and recommend corrective actions through the Project Managers, ensuring progress remains effective and on schedule. You will attend project meetings and conduct spot-check inspections of works in progress, as well as full snagging and pre-handover inspections, to identify improvements and drive quality. Accurate record-keeping is essential: you’ll produce digital weekly reports, log any variations, snagging items and health and safety notes, and keep Project Managers and Safety Hub fully informed of progress or safety issues in real time.

This role will be based in our Farringdon office and offers hybrid working arrangements between office, site visits and work from home. Most projects will be located across Surrey and Sussex. This role is offered on Fixed Term Basis until 25 September 2026 and requires a valid UK driving licence and access to your own vehicle.

What you’ll need:

  • HND/C-level qualification or equivalent experience and valid CSCS card
  • Member of ICWCI, or CIOB, or working towards.
  • SMSTS or relevant professional certification
  • Proven background as a property maintenance professional or Clerk of Works and in-depth knowledge of housing construction, component replacement, and defect avoidance
  • Familiarity with building regulations, codes of practice, and CDM/health and safety legislation
  • Ability to interpret technical drawings, specifications, and bills of quantities
  • Proficiency in Microsoft Word, Excel, and digital inspection tools (tablets/PDAs)
  • Confident working with minimal supervision and managing your own workload

Construction Clerk of Works & Quality Inspector - Part-time

Edinburgh

The Role

We are looking for a multi-skilled Clerk of Works & Quality Inspector to join our growing team based on site in Edinburgh to monitor and report on quality at our live PBSA & apart-hotel projects.

The role involves inspecting and reporting on the quality of the works as the project progresses, ensuring compliance with contract documents, building regulations and home warranty provider requirements. You will be inspecting all elements of the build, inclusive of RC frame, internal partitions, passive fire stopping installations, façade construction and final finishes. This role is key to ensuring quality at all stages of the construction phase through to Practical Completion and the end of the Defects Liability Period, assisting Circle to meet our commitment of delivering quality and driving value for all stakeholders.

Newlon Housing Trust is a successful charitable housing association and one of the major providers of new affordable housing in north and east London.

We are looking for an experienced individual to join us here at Newlon. You will be responsible for the quality control during the design and construction of capital building work, from pre-contract through handover and the defects rectification period. You will carry out on-site inspections, provide regular quality reports, identify areas for improvement and provide vital feedback, all whilst ensuring the highest standards are maintained and Newlon’s assets are maintained to reduce risk and maximise resident satisfaction.

With a keen eye for detail, you will scrutinise drawings and specifications and audit them for errors and omissions, ensuring design issues are resolved efficiently and effectively. Working in collaboration with Newlon’s Project Managers, you will ensure that designs are developed to be low maintenance and cost-effective with future maintenance and service charge costs in mind.

Ideally, with membership of a relevant industry body, you will have previously worked in a similar role, and have solid experience of working as a Quality Manager, Site Inspector, Clerk of Works or in a defects-based role, preferably within the housing sector. Experience of auditing design and construction information will be essential, along with the knowledge and experience to effectively inspect construction projects at all stages.

You will also be fully familiar with current building practice and regulations and have practical knowledge of building services installations and relevant health and safety requirements. An understanding of the constraints and pressures that accompany housing development, particularly at handover and defects stage, is also essential.

Construction Quality Manager, Special Projects

Location: Hale Village, London, N17

Newlon Housing Trust is a successful charitable housing association and one of the major providers of new affordable housing in north and east London.

This is an interesting and varied role, taking responsibility for the quality control of remediation works. This will be achieved by regular visits to various project sites, where you will carry out inspections, pick up non-compliance and building defects/snagging and keep detailed records to ensure work is carried out to the highest possible quality levels.

You’ll also scrutinise drawings and specifications of projects both prior to, during and post site commencement, making regular reports on the various Constructors and sub-contractors performance and addressing issues with Newlon’s Project Managers, Employers Agents, Contractors and other Stakeholders.

Compliance with both Newlon’s and related official Statutory standards, the contract documents and all relevant legislation is paramount, and your methodical approach and keen eye for detail will enable you to identify, control and resolve any issues that arise.

You will already have proven relevant Quality Management experience in a similar role, together with a BTEC or SQA national award or higher in Building/Construction (or equivalent knowledge, aptitude and drive to learn and deliver the service).

Experience of snagging and handover of projects is essential, as is a background of inspecting relevant projects and of auditing information prior to the commencement of works. Thorough knowledge of the building process and the roles of the different professions is also essential, as is an understanding of statutory regulations and mechanical and electrical installations.

Clerk of Works

Undertaking approximately 2 site visits per day, you’ll need to be confident in collaborating with Building Contractors to resolve any issues and preparing detailed reports for Employer’s Agents and Project Management.  The projects will be predominantly residential new build or refurbishment.

Quality Technical Inspector

Home-based (covering eastern Home Counties)

Salary – competitive

Experienced in Site Inspection and a member of the ICWCI / CIOB you’ll be working closely with Building Contractors, undertaking and evaluating construction works to ensure they meet quality and regulatory standards.

You’ll work closely with site teams to monitor and advise on quality management and identify areas of improvement. The work will involve undertaking regular inspections to monitor progress, verifying compliance with contractual drawings, warranty standards and employer’s requirements.

Additional qualification(s) in fire safety and/or experience in inspecting fire safety works / facades would be beneficial but isn’t essential. The projects will span all sections including, residential, blue light, education & health, commercial etc for new build and refurbishment projects.

To be successful in these roles you’ll need:

  • Excellent knowledge and understanding of building construction
  • A good knowledge of the standard forms of construction contracts including JCT & NEC
  • Good interpersonal skills
  • Strong attention to detail
  • The ability to produce high quality written reports and
  • Confidence in using Microsoft office and tablet-based inspection software

Mechanical Clerk of Works/NEC Supervisor 

Location: South East Herts, Bucks, Beds & Cam. 

Day Rate: £325 - £375 depending on experience and attitude. 
Hours: 8am – 4pm, 1–2 days 
Engagement Type: Immediate Start, potentially leading to a long-term or employed position.
